Buyers

Purchasing a home can be an overwhelming and sometimes trying experience. It's a decision you've thought long and hard about but with our help, you'll find the process is easier than you thought.

So whether it is your first home or your next home, before you start the process ask yourself the following questions:

Should I Rent or Buy

Am I ready to Buy or should I keep Renting? Let our calculator do the number crunching to help you make a decision. In most cases it is suggested to pay a mortgage rather than paying a rent but there could be instances where it might not be suggested to purchase a house and carry a mortgage. Buying Steps

Is my financing in place?

Once you have answered these questions, start the process.

Get Pre-approved

A pre-approval should be your first step, in a home buying process. It will not only give you a good idea of the maximum amount you will be approved for, but also it will hold the interest rate for you while you shop. A pre-approved mortgage certificate is not a guarantee of being approved for the mortgage loan. It's just a rate hold.

Arrange your Down Payment

Receipt of your funds may take some time so it is important that you request your funds early on in your home buying process.

Hire an Experienced Realtor®

We cannot stress enough the advantage of having a good experienced Realtor® guide you through the process. It can make your home buying experience a lot easier. A Realtor® has the resources and experience to help you find the home of your dreams while negotiating the best price and terms for you. URBAN Real Estate Services Ltd. promises you to provide one of the best Realtors® of the industry. You can contact us for a list of our recommended realtors.

Hire a Home Inspector

Home inspectors are a great resource to ensure that your new home is a sound and safe investment. With a report from a home inspector, you will be able to see the full extent of any damages or deficiencies that may or may not be visible in your new home. Home inspectors can be found in the yellow pages or you can contact us for a list of the home inspectors in your city.

Have all your documents ready

Since each mortgage situation is different, it would require different documents to be submitted to the lender for the mortgage approval.

Hire a Real Estate Lawyer

A real estate lawyer can legally advise you on your rights as a buyer. They will guide you through the purchase contract and mortgage documents

Move In

Its time for the address change. Like everything else, plan your move. If you plan on hiring a mover, now is the time to do so as mover's book up very quickly. Give notice to your current landlord and start the process of contacting your family members and creditors to provide them with your new address. Call your local utility companies to set up the accounts and inform them of your move in date.

Enjoy!
